Terms of Service

1. The service

RenderBuildSell helps estate agents create marketing content from property details and photos, including text (descriptions, social posts, ads) and media (enhanced or renovated photos and videos). We may add, change or remove features over time.

2. Accounts

• You must provide accurate information and keep your login credentials secure.
• You are responsible for activity under your account.
• You must be able to form a binding contract and use the service for lawful, professional purposes.

3. Credits & payments

• The service runs on prepaid credits. New accounts receive a one-time allotment of free credits.
• Credit packs are purchased through Stripe. Prices are shown before purchase and charged at checkout.
• Credits are consumed when you generate content. If a generation fails, the credits for it are refunded automatically.
• Except where required by law, purchased credits are non-refundable once consumed. Credits do not expire while your account is active.

4. Your content

You keep ownership of the property information, photos and videos you upload ("your content"). You grant us the limited licence needed to store and process it in order to provide the service. You confirm you have the rights to upload and use that content, including any photos of third-party properties.

5. Generated output

Subject to your compliance with these terms, the content RenderBuildSell generates for you is yours to use for your listings. However:

• AI output can contain errors. You are responsible for reviewing it for accuracy before publishing — especially prices, measurements and legal details.
• Virtually renovated or enhanced images are illustrative. Where a market requires it, disclose that an image has been digitally edited.
• You must not present generated content in a way that is misleading to buyers.

6. Acceptable use

You agree not to:

• Upload content you don't have the rights to, or that is unlawful, infringing or offensive.
• Use the service to create deceptive, fraudulent or misleading listings.
• Attempt to disrupt, reverse-engineer, or gain unauthorised access to the service.
• Resell or provide the service to third parties except as intended for your own listings.

7. Third-party services

The service relies on providers such as Stripe, Anthropic, Replicate, Google and Microsoft Azure. Your use may also be subject to their terms, and we are not responsible for their services.

8. Disclaimers

The service is provided "as is" and "as available", without warranties of any kind to the extent permitted by law. We do not warrant that the service will be uninterrupted, error-free, or that generated content will be fit for a particular purpose.

9. Limitation of liability

To the maximum extent permitted by law, we are not liable for indirect or consequential losses, or for lost profits or data. Our total liability for any claim relating to the service is limited to the amount you paid us in the three months before the claim arose. Nothing in these terms limits liability that cannot be limited under applicable law.

10. Termination

You may stop using the service at any time. We may suspend or terminate accounts that breach these terms or that we reasonably believe pose a risk. On termination, your right to use the service ends; provisions that by nature should survive (such as ownership, disclaimers and liability) will continue to apply.

11. Changes & governing law

We may update these terms as the service evolves; material changes will be posted here with a new date. These terms are governed by the laws of Portugal, and the courts of Portugal have jurisdiction, without prejudice to any mandatory consumer protections in your country of residence.
